High Barn is located within an Award winning barn development close to the coast at Stiffkey and only 6 miles from the renowned beach at Holkham.

The main living space is on the first floor taking advantage of the views over rolling fields to the coast at Wells. With its impressive cathedral-like vaulted ceiling this living space still retains a warm, tranquil feel with a wood burning stove and oak wood flooring strewn with soft rugs.

Boasting a wealth of exposed beams, limestone flooring and granite worksurfaces this is a fabulous, quality barn conversion along unfussy lines. A large walled garden offers a secluded space with a further courtyard patio area.

The Boat House Sleeps 2 (plus a baby)

In its first season the Boat House has already delighted its first guests. Located to the side of the owner’s house and set in 1 1/3 acres the Boat House overlooks the river and a wonderful garden full of specimen trees. Garden furniture has been thoughtfully positioned so you can relax quietly by the riverside. Inside, the Boat House has been carefully designed and tastefully furnished providing a small high quality cosy retreat complete with woodburning stove. Binham itself is quite unspoilt with the additional interest of Binham Priory ruins to explore. There is a butchers as well as a marvellous eccentric village shop. The Chequers pub, within walking distance, keep a good range of ales.

Cuckoo Barn Sleeps 8

A stylish place to base yourself in a splendid quintessential rural location yet set close to picturesque villages of interest and within easy access to the coast.

Ground floor. 2 double bedrooms, 1 with ensuite shower, and 1 with connecting door to family bathroom (shower over bath). Sitting room open plan to dining area with wood burning stove and door to decked area onto the back garden, kitchen.

First floor. Mezzanine area with coffee table & chair. 1 large bedroom easily accommodating a double bed and two single beds (TV).

Outside Enormous back garden mainly laid to lawn, wild flower meadow (only certain times of year) and trees, with decking, patio table & chairs. Further front garden with lawn, fully fenced and a suntrap. Parking.

Close to the coast at Stiffkey and only 6 miles from the renowned beach at Holkham, 11/4 miles from the Chequers pub and village butcher and shop in Binham and 11/4 to the enchanting village of Great Walsingham and then through to the historic medieval village of Little Walsingham.

A splendid top class barn conversion with careful attention to detail and a quality finish. Located within a high class barn development and opposite 3 High Barn (sleeping 6) so useful for the larger family/friends group.

A glazed wall allows a flood of light into the sitting room which is an airy open plan space with a vaulted double height ceiling framed with original beams. Some nice brick and flint detailing of the original barn wall remains and warms the room. Together with an elegant leather suite and wood burning stove an atmosphere of understated, simple luxury is created.

The brick and flint detailing is continued in the main bathroom and all are fitted with high quality white porcelain suites.
A good sized stylish kitchen is well equipped and fitted with stainless steel appliances including a huge range cooker. Solid wood units are finished with black granite work surfaces. The dining area is handily located close to the kitchen and is open plan to the sitting area.

A special feature is the mezzanine, an intimate space with wrought iron detailing overlooking the sitting room.

This is such a nice cottage and very recently renovated to a high standard. Well Cottage booked almost immediately and our first few guests have already expressed their pleasure in the quality and in the stylish furnishings.

The owners have given much attention to detail and you will find the cottage well equipped in the kitchen and additional thoughtful touches such as books and games. Decorated in restful neutral colours with a rich chocolate leather suite in the sitting room and carpeted throughout (except in the kitchen and bathroom) for comfort.

The kitchen is in a simple plain English style (washing machine and the airer can be found in the laundry room off the rear secure courtyard) and is well supplied with cooking utensils. Located at the heart of the village within easy walking distance of the pub, shop, butchers and the Priory ruins.

Tucked away down a quiet lane on the outskirts of the village of Hindringham, this recently renovated former artists’ studio provides a simply charming romantic retreat. Tastefully furnished throughout, this cottage epitomises the best in simple tasteful country style.

On entering the cottage you are immediately struck by the quality of the renovation, the individual pieces of antique country furniture, the collection of artwork, the comfort of the soft furnishing and the attention to detail, which make this cottage a truly delightful country home.

The open plan living accommodation is dominated by the inglenook fireplace with its magnificent stove. There are cosy sofas on which to enjoy reading from the well stocked collection of books and magazines, listen to music or watch TV. Or on warmer days, throw open the Kitchen door to enjoy the lavender hedged herb garden, lawned area and fantastic bbq built into the outside of the chimney of the cottage.

The bedroom is large and spacious with ample storage and overlooks the small front garden. This room features exposed beams in keeping with the rest of the cottage.

A joy in the summer months, this annexe to the owners’ cottage is centrally heated throughout and provides a wonderful romantic break throughout the year.

A top quality renovation of an old Foundry in historic and picturesque Great Walsingham. The Post Office with gift and craft shops are a couple of minutes walk. 15 – 20mins walk (1/2 mile) is the medieval picturesque village of Little Walsingham with several pubs, restaurants, tea rooms and shops. The coast is just 4 miles away at Wells and access to Holkham is easy from here. (both have stunning sandy beaches fringed with dunes and cool, aromatic pine woods). Immediately around the Walsinghams you are surrounded by country walks, the River Stiffkey and tranquility.

A carefully considered renovation together with quality furnishings has created a very comfortable, relaxing atmosphere.  With the semi open plan aspect of the living areas you will feel immediately at home. A special feature is the mezzanine level sitting room overlooking the kitchen and dining area (where there is  a further small sitting area with doors to the garden) From the garden ( fully enclosed with a BBQ, patio and garden furniture) there are splendid views of the lush rolling countryside.

Two of the three bedrooms have ensuite facilities and there is a further shower room with WC. All the rooms (with the exception of the mezzanine) are on one level and suitable for the less mobile.

Angel Cottage Sleeps 6/7 (Premier Range)

Named after the 15th Century sculpture in its front wall, Angel Cottage is a Grade 2 listed building of special interest chronicled by the famous architectural historian Nikolaus Pevsner in his Architectural Guide of English Buildings.  We are uncertain of Angel Cottages’ age, possibly 16th century in parts but with careful restoration the modern facilities have been carefully integrated within this quality renovation. Featuring an Aga (and further electric cooker) woodburning stove and luxury walk in shower every comfort has been accommodated. Original beamed ceilings, traditional ledge and brace doors and a timber built wall uncovered during the renovation complete the cosy, quality finish.

Angel Cottage is a genuine, tastefully finished retreat for a family yet is cosy enough for a romantic holiday for two. Thoughtfully furnished in a stylish fashion suited to the cottage and very well equipped. The woodburning stove is the central feature in the sitting room furnished with comfortable squashy sofas. Outside is a spacious south facing patio (a perfect, sheltered suntrap) and lawned garden with BBQ and garden furniture.

Ideally situated in a quite, unspoilt village with post office and shop, the coast is only 5 miles away at Wells. More facilities, pubs, restaurants, Fish and Chip shop and a fantastic farm shop are available at Little Walsingham which is approx a 20 min very pleasant pretty walk via the ford (complete with ducks) or a 3 min drive.
